Costs Associated with Traditional Pets

Complete terms and conditions of all permitted pets is contained in the lease and should be reviewed prior to submitting an application for a property. All conditions contained herein are subject to change by the landlord.

The additional deposit and rent that we're being charged for an unauthorized pet seems very high, can you explain this?

Many of our owners specifically do not want pets in their homes. This is their right and the home was rented to you based on the information in your application that stated you didn't have any pets. The unauthorized pet fees were also covered at your lease signing and are in your lease. If you had disclosed to us upfront that you had pets, or intended to get pets we may not have rented the home to you or we may have agreed upon increased deposits and rents before allowing you to move in.


The lease violation notice states that we must pay the deposit and fees AND remove the pet. I don't understand why we have to do both?

The owner does not want pets in the property or on the premises, so you do need to remove them immediately. The additional rents and fees are due to cover additional cleaning, damage, etc.


We were only "pet-sitting" for a limited time. Do the additional fees still apply?

Yes. We don't know if the pet belongs to your, your friend, or your family. The lease specifically states that PETS ARE NOT PERMITTED and all pet fees apply whether the pets are present in the home for one day or one year.


Do we absolutely have to remove the pets?

Yes. That is the agreement you made when signing the lease. In certain circumstances, however, you may be able to keep the pets if other conditions are met. This often includes an interior inspection of the home at your cost. The lease will also have to be modified to include the pet. The pet fees will still be required. The additional rents may be modified depending upon the situation. Please call the office to discuss your options. The final determination will be at the sole discretion of the owner.


What if we don't pay or don't remove the pets?
