When is rent due?

Rent is due on the 1st of the month and late on the 2nd. Rent must be in our office by the end of the business day on the 5th of the month in order to not incur a late payment penalty. If you pay rent after the 5th of the month there is a late rent charge that is assessed equal to $15, or 5% of your total rent, whichever is greater. Any current month rental payments received after the 5th of the month must be in the form of a certified check or money order; no personal checks will be accepted after the 5th. Additionally, all payments made after the 5th must include the applicable late fee.


What happens if I do not pay my rent?

If your rent is not received on, or before, the 5th of the month, you will receive a letter notifying you that you are in breach of your lease and payment must be made promptly. On the 13th of the month, a second letter will be mailed to anyone who has not paid rent by that day. Summary Ejectment (Eviction) filings will be made on the 18th of each month should payment in full not be received by then.


What is a Summary Ejectment (Eviction) filing?

A Summary Ejectment (Eviction) filing is the first step in the eviction process and should not be taken lightly. A decision in favor of the Plaintiff (landlord) can stay on your record for 10 years and might make it difficult to obtain future housing and credit. A summary ejectment filing is also expensive; fees can often exceed $200 and are the responsibility of the resident.


I received some Court paperwork. What should I do?

The paperwork that you received is likely regarding your pending Summary Ejectment, also know as the Eviction Process, for your non-payment of rent. Read the paperwork carefully and contact our office to discuss your options.


What if I don't want to pay and just decide to leave without giving notice?

This is a Default, whereby a tenant simply moves out and stops paying rent. Such a decision is considered a breach of your lease contract and will result in legal action (Evictions proceedings), damage to the tenant's credit report, and ultimately the account being placed for collection. In other words, the worst financial and credit consequences possible are realized, and the price is paid for years to come.
